2021 Construction Update: Quarter 3
Thank you for trusting California Pools & Landscape to build your project. Despite 35 years in business building over 35,000 projects, we remain grateful for your business and trust. We understand the responsibility that comes with each opportunity to create a backyard environment for Arizona families.
The purpose of this update is to provide you with accurate data regarding the current challenging building environment.
In the first half of 2021 we experienced unprecedented growth in construction timelines due to material and labor shortages. As we enter the third quarter of the year, we have some exciting news to share.
We have been able to stabilize construction build schedules and are seeing a reduction in build times on many projects!
We have done this by leveraging our buying power to move from a just in time ordering model to bulk purchasing in advance on our highest volume products. We have added employees at a record rate but now can train in person so we are seeing a great improvement in communication and quality control. We also are experiencing great support from our trade partners and vendors as they work through similar labor and product challenges.
While we cannot foresee all the challenges that we could face in the future, we are encouraged and optimistic about the direction we are headed.
Our primary focus continues to be reducing construction build times and our goal is to cut build times in half for 2022.
Nothing makes us happier than getting our customers swimming and using their new outdoor living area. We will not sacrifice quality for speed. We will not overcharge for our services, despite the unprecedented demand for what we do. We will continue to absorb price increases on existing contracts despite the trend in the industry to cover increased costs during construction. We have hired and trained at the fastest rate in our history. Our people are motivated to serve and are doing their absolute best for you every day.
It is impossible to give a blanket answer on what this new direction will mean for the timing of your project. Below is our current average for all projects. Your project may be faster or slower as each project has different products, scope of work, changes made, and jurisdictions. The projects that move the fastest typically have poured concrete deck instead of pavers and little or no masonry and water features.
At this time, projects are taking 2.5-3 months to get prepared for construction. This includes grading work, laying the project on the ground for your review, professional site survey, California Pools construction site review, CAD plans, permits.
The average time a project is spending in the construction process is 5.5 months.
We are excited by the direction things are moving and optimistic that we can reduce timelines more in the coming months.
